Flooring prices are pretty predictable. The one thing that can add cost is what we find after the old floor comes up. If large areas of the slab are uneven, they have to be self-leveled before new LVP or tile goes down, or the new floor will flex, click and crack. We price it after demolition, once we can actually see it, and only when it’s needed.

Tile starts at $17 per square foot installed with material. Larger formats and pattern layouts add labor.
Mainly uneven floors found after the old floor comes up, which need self-leveling before LVP or tile. Removing old tile also costs more than removing LVP.
LVP is warmer underfoot, quieter and costs less; tile is the most durable in wet areas. Many homes use LVP in living areas and tile in bathrooms.
