The short answer: white is still the most reliable exterior color for a Florida home. It reflects heat instead of absorbing it, it fades evenly in our sun, and it holds its look longer than dark colors. The two things to plan for are a flat, featureless look if you paint everything one white, and the stucco repairs that usually come with repainting an older house. Both are covered below, with real numbers.
Why white works so well in Florida
It reflects heat
Light colors reflect sunlight rather than soaking it up. That means cooler exterior walls, a cooler attic and less work for your air conditioner. In a place where summer runs past 90 degrees for months, that is a practical choice, not just a style one.
It fades evenly
Dark exterior colors fade unevenly under strong UV. A deep charcoal can turn patchy and chalky within three to five years without premium paint and careful application. White fades uniformly, so a white house that needs paint just looks like it needs paint, not neglected.
There is a lot of range inside ‘white’
Choosing white does not mean choosing one flat color. Sherwin-Williams Extra White and High Reflective White are crisp and bright. Alabaster is warmer and creamier. Snowbound has a slight gray undertone. We put physical samples on your actual walls so you see the color in your own light before committing.
The drawback: one white everywhere can look flat
Paint every surface the same white and your trim, shutters and architectural details disappear. The house can lose the character that made you buy it. The fix is a contrasting accent color on trim, shutters, doors or the garage door. Three grays that work well with a bright white:
Repose Gray (SW 7015)
A soft, warm neutral. It gives gentle contrast and highlights trim without overpowering the white.
Dorian Gray (SW 7017)

A step darker than Repose Gray, for a more defined outline around windows and doors.
Gray Screen (SW 7071)

A lighter gray with a touch of warmth. A good choice when you want contrast that still reads soft.
What most painters won’t tell you: the stucco usually needs work first
If your house has not been painted in about 15 years, plan on stucco repairs before any paint goes on. Cracks, soft spots and areas where the stucco has pulled away are normal on a Florida home that age, and paint over them does not hold. Many painting quotes leave this out and it shows up later as a surprise. Here is what it typically costs:
- Small hairline cracks: caulked and primed as part of our exterior paint job at no extra charge.
- Larger stucco crack and patch repairs: usually run $550 to $1,500.
- Re-stuccoing larger damaged areas: usually runs $2,000 to $2,500, before the paint job itself.
Repairs are done and cured first, then the walls are primed and painted. Skipping this step is the most common reason a new exterior paint job starts cracking and peeling early.
Do you need a general contractor for an exterior repaint?
Honestly, for paint alone, usually not. A good painting company can handle it. Our rule of thumb: once three trades are involved, it is time for a general contractor. For example, painting plus new soffits plus stucco work, or using the project to run a new electrical line outside. At that point someone needs to sequence the trades, hold each to industry standard and keep the schedule together.
If your project is paint only and you would rather hire a painter directly, ask us. We are happy to refer painters we trust, and we will tell you straight whether your project needs us at all.
Frequently asked questions
Does white paint really lower cooling costs?
Light, reflective exterior colors absorb less solar heat than dark ones, which lowers wall and attic temperatures. How much you save depends on insulation, shade and your AC, but in Florida’s sun the difference is real.
Will a white house look dirty fast?
White shows mildew and red clay splash sooner than mid-tones. A periodic soft wash keeps it bright. That is a fair trade for how evenly white fades compared with darker colors.
How do I know if my stucco needs repair before painting?
Look for cracks wider than a hairline, areas that sound hollow when tapped, bubbling or flaking paint, and stains below windows. If the house is around 15 years since its last paint job, assume some repair is needed and get it priced in your quote.
